Management Group is a small, but effective company comprised of
Janet Akard, Partner & Director, and Shelley Montez, Assistant. They
are the property management arm of CoSol Commercial Real Estate.
Since 1994, CoSol has been managing commercial properties, beginning with a 38,000 square foot shopping center in Turlock, California anchored by Blockbuster, Kinkos and Walgreen Drugs. Since then, our portfolio has grown to over 600,000 square feet of retail and office properties. CoSol Management Group performs full management duties, including all facets of bookkeeping collecting rents, monthly reports, budgets, CAM reconciliations, accounts payables, tax payments, banking and statement reconciliation and monthly rent invoicing and tracking. We oversee the on site day to day management of vendors and maintenance contracts, making regular site visits and attending to and addressing problems relating to landscaping, parking lot maintenance, lighting, graffiti control, and other quality control issues relevant to the property. More importantly, our position of management is as liaison between Landlord and Tenant, which can often be the buffer needed to attain harmony and retention of tenancy in the Center. We take pride in our relationships developed with the tenants and vendors of each center, working as a team to accomplish the optimum results of success for the center as a whole. As well as full management service, CoSol Management Group does field management for other properties, located in Modesto, Ceres, Turlock and Tracy. We give these properties the same attention to property issues, while bookkeeping duties are kept in house with the owner. Currently Janet
